Where to Stay in Chiang Mai: 4 Areas and What Rooms Really Cost

Short answer first: where to stay in Chiang Mai comes down to how far you are willing to walk. We pulled room rates for 345 hotels within 8 km of Tha Phae Gate on 13 October 2026 and found that the Old City is both the closest area and the cheaper one. Its median rate for Tuesday 10 November 2026 was 931 baht a night against 1,203 baht in Nimman, even though Nimman sits about 2 km further from the gate. Compare only properties rated 3.5 stars or below and the gap widens: 816 baht against 1,128 baht.
This page splits the city into 4 areas using our own neighbourhood registry and says, for each one, how many hotels it holds, how many clear our review bar, what the median rate is, how far it is from Tha Phae Gate, and which nights of the year the city runs out of rooms. What this page is not: a ranking of which area is best. We sell no rooms, nobody paid to be listed, and every price is a group median on the day we pulled the feed, not the price you will be quoted.
How many areas does Chiang Mai have, and who does each one suit?
We split the city with real radius circles from our own neighbourhood registry: the Old City at 1.4 km, Nimman at 1.3 km and the Ping riverside at 1.3 km, plus a fourth circle of 2 km around Chiang Mai airport taken from our own airport coordinates file. A hotel that falls inside two circles is counted in whichever centre is nearer.
Of the 345 hotels in the universe, 127 sit in the Old City, 59 in Nimman, 49 in the Ping riverside circle (which also covers the Night Bazaar), and 14 around the airport. The remaining 96 are scattered outside all four. That outside group had a median rate of 894 baht on Tuesday 10 November 2026, between the Old City and Nimman, but it is spread too widely to recommend as one area.
The short version of who goes where: the Old City suits anyone who wants to reach temples and markets on foot, Nimman suits people here to work or to work through the cafes, the Ping riverside and Night Bazaar suit anyone who wants somewhere quieter that still walks into the Old City, and the airport ring suits late arrivals and very early departures.
How close is the Old City to Tha Phae Gate, and what does a room cost?
The Old City holds more hotels than anywhere else in town: 127 of the 345 in our universe, 28 of which clear a review score of 8.5 or better from at least 500 reviews. The median straight-line distance from those hotels to Tha Phae Gate is 0.85 km, so half of the area's hotels are inside a kilometre of the gate.
The Old City's median rate was 931 baht on Tuesday 10 November 2026, from 115 hotels that returned a price, rising to 1,111 baht on Tuesday 12 January 2027, the stretch of the year when Chiang Mai is busiest. Both figures are medians for the group, not any one hotel's price.
The trade-off is Sunday night. Ratchadamnoen Road through the middle of the Old City closes for the walking street and gets very crowded. If you want an early night, avoid hotels on that street for that one night.

Is Nimman really more expensive than the Old City?
It is, and by more than most people expect. Nimman's median rate on Tuesday 10 November 2026 was 1,203 baht across 55 hotels that returned a price, against 931 baht across 115 in the Old City — about 29 per cent higher, while Nimman's median distance to Tha Phae Gate is 2.85 km, roughly 2 km further out.
The fair objection is that the two areas hold different classes of hotel, so we looked only at properties rated 3.5 stars or below. The Old City came out at 816 baht from 93 hotels and Nimman at 1,128 baht from 39 — a gap of 38 per cent. The difference is not simply that Nimman has more luxury stock.
What the premium buys is a few hundred metres' walk to a dense run of cafes and restaurants, and the side of town that reaches the Doi Suthep road fastest. If your trip is mostly temples inside the walls, that premium is what you pay to ride back into the Old City every day.
How does the Ping riverside and Night Bazaar differ from the Old City?
Our Ping riverside circle also covers the Night Bazaar: the Night Bazaar coordinates we read from the map on 13 October 2026 sit just 0.8 km from the circle's centre. The area holds 49 hotels in our universe, 11 of which clear the review bar, and its median distance to Tha Phae Gate is 0.76 km — marginally closer than the Old City's median.
Its median rate on Tuesday 10 November 2026 was 1,196 baht, almost level with Nimman, but the number is built differently. Five of the area's hotels are rated 5 stars, which lifts the overall median; look only at 3.5 stars and below and it falls to 880 baht, much closer to the Old City than to Nimman.
The trade-off is traffic: the streets around the Night Bazaar are busy well into the night, while the riverbank itself is quieter but has its restaurants spread further apart. For both quiet and a walk into the Old City, look between Tha Phae Gate and the river.

Is it worth staying near Chiang Mai airport?
Only for a late arrival or a very early flight. The 2 km ring around the airport holds just 14 hotels in our universe, 5 of which clear the review bar. Its median rate on Tuesday 10 November 2026 was 729 baht, the lowest of the four areas, and 614 baht among properties rated 3.5 stars or below.
What you trade is distance and choice: the median straight-line distance from this group to Tha Phae Gate is 3.51 km, and there is a fraction of the Old City's stock. On a three-night trip spent mostly inside the walls, the daily rides back and forth usually eat the saving.
Chiang Mai's airport is unusually close to town for a city this size. The straight-line distance from the airport to Tha Phae Gate, using the coordinates in our own data file, is 3.5 km — which is why staying in the Old City and riding out in the morning still works for most flights.
Do Chiang Mai room rates rise on a Saturday?
No — not at the median. We matched the same hotels' prices between Saturday 14 November 2026 and Tuesday 10 November 2026 and got 293 pairs. The median ratio is 1.00, meaning half the hotels charged exactly the same on the Saturday as on the Tuesday.
To check the result was not a quirk of one month, we repeated it in an unrelated month: Saturday 16 January 2027 against Tuesday 12 January 2027, 288 pairs, median ratio 1.00 again. Both months point the same way.
What does move is the season, not the day of the week. Matching Tuesday 12 January 2027 against Tuesday 10 November 2026 across 286 pairs gives a median of 1.04, but the 90th percentile reaches 1.40 — a minority of hotels raise rates sharply for the cool season while most barely move.

Chiang Mai's two big festivals: how many rooms are left for Yi Peng and Songkran?
Yi Peng and Loy Krathong are the nights this city genuinely fills. Loy Krathong 2026 falls on Tuesday 24 November 2026, and Chiang Mai municipality runs its festival from 23 to 25 November 2026 with the grand krathong parade on the 25th. We priced all 345 hotels for that night on 13 October 2026 and only 11 returned a rate, against 321 on an ordinary Tuesday. We fired the same request again and got the same 11.
Of those 11, eight were charging at least twice their ordinary Tuesday rate. Eleven is far too few to take a reliable median from, so we report it as a count rather than a multiplier. The usable conclusion is that on Loy Krathong night the problem is not the price, it is that there is nothing left to book.
Songkran 2027 falls on 13 to 15 April 2027. We priced 13 April 2027 with the same hotel set on 13 October 2026: 188 of the 345 returned a rate, and matching those against Tuesday 10 November 2026 gives 181 pairs with a median ratio of 1.00. But nearly half the city has no rate loaded yet, so that is not the final picture for a Songkran night.

When should you go, and does the rain hit one area harder than another?
Chiang Mai's rain, as a ten-year ERA5 mean for 2016 to 2025, peaks in August at 412 mm across 30 rain days and bottoms out in March at 9 mm across 2 rain days. The months most people travel, November to February, sit between 20 and 68 mm.
The mean daily minimum is 17.5C in December and 16.6C in January, the two coolest months of the year, while April is the hottest with a mean daily maximum of 35.4C.
Rain does not separate the areas at any resolution our data can see: ERA5 is a roughly 9 km grid, wider than the Old City and Nimman put together. What does differ is walking. The Old City and the Ping riverside put food and sights inside a kilometre, while Nimman and the airport ring mean more rides. In the wet season that gap matters more than the rainfall figure itself. If you want the month-by-month answer, we have a page devoted to it in the links at the end.
What this page is not, and what the data cannot tell you
This page is not a ranking of which area is best, and these are not the prices you will be quoted. Every figure is a group median from the feed on the day we pulled it — 13 October 2026 — for the night named in each table, two adults in one room, in Thai baht.
The data cannot tell you what any single hotel will charge on your dates, which room types are left, or which area is noisier on a given night. The number of hotels with a rate loaded also varies by night: the further out the night, the fewer are open — Songkran 2027, for example, had just 188 of 345.
The rainfall and temperature figures are ten-year monthly means, not a forecast for your trip. Any single year can differ a lot, and ERA5 is a grid product rather than a reading from a weather station inside Chiang Mai.

Best for · Quieter, still walkable
The circle covers the Night Bazaar and sits a median 0.76 km from Tha Phae Gate. Its 1,196-baht median is lifted by five 5-star properties; among 3.5 stars and below it falls to 880 baht. The trade-off is traffic around the bazaar late into the night.

The hotels on these cards come from the live feed rooozt itself uses, pulled on 13 October 2026 under one rule for every area: a review score of 8.5 or better from at least 500 reviews, coordinates inside that area's radius, and a rate returned for both Tuesday 10 November 2026 and Tuesday 12 January 2027 (two adults, one room). We then took the highest-scoring property in each star class — 5-star, 4 to 4.5-star, and 3.5-star and below — up to three per area, filling from the next class down when a class had nothing that qualified. Accor-chain hotels are excluded. Nobody paid to be listed. We show no per-hotel price because prices change hourly — open the live price for your own dates. Median rate for Tuesday 10 November 2026 by star class (THB per night)
This table answers the obvious objection: is the gap between areas just a different mix of hotel classes?

|---|---|---|---|
| Old City | 816 (n=93) | 1,543.5 (n=20) | 7,882 (n=2) |

Frequently asked questions
- Where should a first-time visitor stay in Chiang Mai?
- The Old City. It is the closest area to Tha Phae Gate at a median of 0.85 km, it holds the most choice with 127 of the 345 hotels we pulled, and its median rate on Tuesday 10 November 2026 was 931 baht, about 29 per cent below Nimman. The trade-off is Sunday night, when the walking street gets very crowded.
- Which Chiang Mai area has the lowest median rate?
- The airport ring, at 729 baht a night for Tuesday 10 November 2026, or 614 baht among properties rated 3.5 stars and below. But it holds only 14 hotels in our universe and its median distance to Tha Phae Gate is 3.51 km, so it suits a late arrival or an early flight rather than a week of sightseeing.
- How much more does Nimman cost than the Old City?
- On Tuesday 10 November 2026 the medians were 1,203 baht against 931 baht, so Nimman ran about 29 per cent higher. Comparing only properties rated 3.5 stars or below, the figures were 1,128 baht against 816 baht, a gap of 38 per cent. The difference is not explained by Nimman holding more luxury hotels.
- Do prices in Chiang Mai go up on Saturday nights?
- Not at the median. Matching the same hotels on a Saturday against a Tuesday in November 2026 across 293 pairs gives a median ratio of 1.00, and repeating it in January 2027 across 288 pairs gives 1.00 again. What moves prices in Chiang Mai is the season and festival nights, not the weekend.
- How hard is it to book Loy Krathong night in Chiang Mai?
- Very hard. On 13 October 2026 we priced 345 hotels for Tuesday 24 November 2026 and only 11 returned a rate, against 321 for an ordinary Tuesday, with eight of those 11 charging at least double their usual rate. The problem that night is availability, not price.
Where the numbers come from: Every room price on this page comes from the live feed rooozt itself uses, pulled on 13 October 2026 for two adults in one room in Thai baht. The universe is the 345 hotels within 8 km of Tha Phae Gate, assembled by listing the city under two name spellings for 1 to 4 adults and 1 to 2 rooms on the night of 17 November 2026 — a night that is not one of the nights compared — and then pricing that same set on every night in the comparison. Every median is a median for the group, never one hotel's price. Temperature and rainfall figures are 2016 to 2025 monthly means from the ERA5 dataset via the Open-Meteo Historical Weather API at Chiang Mai's coordinate: a ten-year statistic, not a forecast, on a roughly 9 km grid rather than a single weather station. The Tha Phae Gate and Night Bazaar coordinates were read from Google Maps on 13 October 2026 and the airport coordinate comes from our own airports data file. Festival dates follow the announcements recorded in our festival calendar and should be rechecked with local authorities before you travel.
