There are two separate things on this site. rooozt is a price-comparison tool that pulls real, live prices from partner OTAs at the moment you search. rooozt Home is a small set of villas and private stays our own team curates and inspects, then sells on the owners' behalf — many of them bookable through rooozt Home alone. Different businesses, different ways to book, and different people responsible when something goes wrong on your trip.

Booking with rooozt Home, step by step
Search with real dates
Pick the destination and the check-in/check-out dates you actually intend to travel on. We only check rooozt Home properties that are free in that window — we don't pad the page with properties you can't book.
You send a request, not a completed booking
The button on a property page sends a booking REQUEST, not a finished booking. Nothing is charged and no room is held at this stage. We write it that way everywhere because it is what is true, not out of modesty.
The team confirms and quotes
rooozt Home replies within 24 hours to confirm the dates really are free and go through the details of the stay. If those dates aren't available we say so plainly rather than pushing you onto others.
The booking is confirmed
Once the details are agreed, the team confirms the booking. Every request gets a tracking reference so you can check its status yourself at any time.
One team until check-out
Before, during, and after the stay you deal with the rooozt Home team alone. And you can only leave a review after a stay that actually happened, using your own tracking reference.
What rooozt Home will not do
- No fabricated reviews and no seeded placeholder ones — if nobody has reviewed through rooozt yet, we say exactly that.
- No purchasable verification tier. A property's tier reflects what an inspection actually found, nothing else.
- No inflated collection counts. Every collection runs a real search and shows what genuinely exists that day.
- Guests never have to negotiate with the owner. The price comes from rooozt Home and nowhere else.
- No hidden conflicts of interest — the first Signature villa belongs to rooozt's own founder, and that is disclosed on its page.
- No manufactured urgency: no fake countdowns and no untrue "only 2 rooms left" badges.

rooozt Home is a short, hand-picked set of properties rooozt selects and verifies itself, not a giant OTA inventory. Every property passes a 4-tier verification standard (Verified through rooozt Signature), and many of them are bookable only through rooozt Home — their owners have chosen not to list on the mainstream booking sites.

How do I list my property?
Fill out the "Now accepting properties to join rooozt Home" form on the "Partner with rooozt Home" page (/roost-home/partners/) — the rooozt Home team will reach out within 48 hours to start the verification process.
How do I book?
Send a booking request from the property page. The rooozt Home team gets back to you to confirm the dates are free and go through the details of your stay — you never have to chase the owner yourself.
Who looks after me during my stay?
The rooozt Home team is your single point of contact for the whole trip, from before arrival through check-out — you never need to coordinate with the property owner. If anything comes up during your stay, contact rooozt Home directly.
